Our staff readily and willingly attend many courses and seminars to improve their knowledge of the sector and to keep abreast of the ever changing legislation and regulation. All of our team are currently studying for varying levels of the Institute of Residential Property Managers.
The management of leasehold premises is a complex business requiring structure and knowledge of statutory requirements for the various legislations. SPL Property Management LLP has a full understanding of these requirements and we work to a high standard for the benefit of all of our clients both Freeholders and Leaseholders. We have warmly adopted the RICS Code of Conduct in all of our day to day management activities and as full members of ARMA-Q we are well placed offer qualified advice.
Our services include
We carry out an initial assessment of the property to establish any immediate requirements and to establish a timetable of regular works. Short,mid and long term management strategies are implemented which form the basis of the budget
The budget will be made available via our new “My Blockman” leaseholder portal where our clients can view. We welcome constructive dialogue at this point and where required can hold meetings to ensure that we are offering the best service to our leaseholders and freeholders alike.
We will check that all lease covenants are being adhered to and that the property has the requisite fire/health and safety and asbestos risk assessments in place. We also check that the property is adequately insured.
Your funds are held in a dedicated trust fund and we maintain detailed financial records for production to an independent accountant at the financial year end. These accounts are available to our leaseholders via the My Blockman leaseholder portal and we now have a dedicated section for our freeholders also.
We supervise all building works using either reputable local contractors or our own in-house maintenance team.
We supervise all cleaning, window cleaning and gardening duties and where possible leave a record on the notice board of each block.
Where appropriate we collect ground rent on behalf of the freeholder/landlord. Ground Rent demand notices are issued to comply with the Commonhold Leashold Reform Act 2002-Section 166.
